Stages 1,2,3b are all sold out at Narracan Lakes. Now, for our many new homeowners, we have curated some of the top 2022 house styling trends for inspiration when styling your new abode.
Our homes have a direct influence not only on our moods, but also on our overall health and well-being. As a result, interior design trends are now centered on making us feel at ease. Peaceful spaces are all the buzz, and the trends that follow emphasise earth tone colours, nature inspired surfaces, warmth, comfort, and airiness.
Let's look at some major house styling trends we will see in 2022:
Beautiful retro shades of caramel, tans and chocolate browns are taking over interiors in 2022. These colours, very close to the tones you find in nature, reiterate the desire to create an earthy and calm space to live in. So, if you’re in the process of designing your interior, build in some chocolate coloured cupboards or buy a tan couch. For a more versatile approach add some caramel accessories such as pillows and chairs. The warm moody feelings these colours exhibit make you feel right at home.
This year you’ll find that stoneware, terracotta, marble, and travertine are trending in homes, inspired by nature. The flaws in these products reflect the regenerative surroundings of nature and the outdoors. These materials will be found in our backsplashes, bathtubs, furniture, and homeware accessories. There is something about the imperfections and asymmetrical curves of these materials that add a rustic touch to our homes. This can make the home feel cosy and rustic. When decorating your home try to add unique stone and odd shaped vases/accessories around your home as centrepieces or fillers and see your home come to life.
We're moving away from straight-line minimalism and towards cosier interiors in 2022. Our furniture tastes have shifted to be softer and more sculpted, resulting in a rather welcoming home. Curved furniture conveys a sense of deep luxury and grace, elaborating on the concept of creating a peaceful environment. When choosing your couch consider rounded edges and fun shapes. Final touches of building a home include finding pieces that encourage a homey feel and which add character to your living spaces.
2022 is the year to experiment with tactile textiles and textures in our living spaces. For instance, we are seeing more homes with patterned jute, rush, and abaca as a way to add some fun to the neutral foundation provided by a rug. Creating the character of your home through interior design can be a rewarding task that allows you to express your personality. Get creative and find a fun rug to add texture to your interior design choices.
Although earth tones are all the craze, people aren’t backing down from accessorising with pops of colour whether that's through artwork, accessories, pillows, shrugs and more. You may have heard of dopamine dressing which refers to joyful self-expression through vibrant, often loud, clothing. Now we are seeing this trend signaled in interiors and decor so that we can all live in a space of colour that makes us feel happy in our home. Shades of hot pink are popping up all over the media and in our homes in 2022. This colour is renowned for making us feel happy and calm.
Decorating your home is a personal process that allows you to create the living space of your dreams. This year's trends express earthy timeless staples that will never go out of style, with some pops of colour to keep you current while creating a fun-filled positive home.
Have you recently considered investing in property? According to Core Logic data from October 2021, national home values have risen at a 4.8 percent annual rate over the September quarter. Additionally, Aside from SA, each state and territory experienced a proportional increase in investor financing for property purchases through August. With property prices rising and interest rates expected to remain low for an extended period of period2, investing in real estate is becoming an increasingly appealing option.
There are various advantages to investing in real estate. Investors can enjoy consistent income flow, good returns, tax advantages, and diversity with well-chosen assets, and real estate can be used to grow wealth. Below we explore some major benefits of investing in real estate:
Many people invest in real estate to generate a steady stream of cash in the form of rental income. This passive income is a huge motivator to get started and purchase your first rental property.
A consistent flow of cash in succession may result in long term benefits of an investment. Because of the property's appreciation in value over time, owning a rental property can provide investors with a sense of security.
One of the advantages of investing in real estate is the tax breaks that come with owning a rental property. This is one of the primary reasons why many people choose to invest in real estate. Rental income, for example, is exempt from self-employment tax.
Essentially, your tenant is the one who pays your mortgage. Simply put, the rental income you receive each month is sufficient to cover all of your monthly expenses, including your mortgage payments.
The appreciation of capital assets (aka land) over time is one of the advantages of investing in real estate. In other words, your property's value will be much higher in the future, which is why investors are in it for the long haul.
When there is a lot of inflation, your rental income and property value both increase. Inflation is welcomed by real estate investors because as the cost of living rises, so does their cash flow.

Are you a first-time home buyer? If that's the case, you might not know where to begin, and you could have a lot of unanswered questions. Considering purchasing your first house can be a daunting task for many people, especially if it is their first time. We can, however, advise you and answer some of your burning questions with the help of our Harcourts sales consultants and agents.
Today, we'll go over some of the most frequently asked questions from first-time home buyers. So, if you're looking for your first home, this is the blog for you, or it can even serve as an educational piece on what questions you should ask when buying a home:
FREQUENTLY ASKED QUESTIONS
So you may be thinking - how much money do I need before I can consider buying my first home? If you put between 5% and 20% down on a property, you may be required to pay Lenders Mortgage Insurance, which allows lending institutions to grant you a larger percentage of the purchase price. This can be included in your upfront costs or in your loan repayments, which will be spread out over the loan's term. If your loan exceeds 80% of the purchase price, you must pay Lenders' Mortgage Insurance.
You don't need Lender's Mortgage Insurance if you're a masterful saver and have a 20% or more of your deposit. This lowers your total loan amount, allows you to build equity faster, and saves you money on interest over the life of the loan.
Applying for a mortgage can be a tedious process, but there is a general overview to applying for a mortgage the right way. It is critical to complete this step correctly because missing information may cause lending institutions to reject your application.
Furthermore, various banks offer unique home loan packages, so do your research and start comparing your options. Mortgage lenders will require proof of income to ensure that you can repay the loan. If you're an employee, this will include your payroll information; if you're self-employed, it will include your tax returns.
Follow these five steps to apply for your mortgage:
Apart from your typical mortgage repayments, there are a number of upfront expenditures associated with purchasing a home. First and foremost, stamp duty and transfer duty must be considered. This is a state tax that is imposed on all home purchases and is computed based on the property's price, location, and mortgage type. This is a one-time expense that must be factored into your budget. You may be partially or totally exempt from stamp/transfer duty if you are eligible for the First Home Owner Grant in addition to the First Home Buyers Assistance Scheme incentives. This will be determined through personal consultation with your sales consultant/agent.
Purchasing your first home is one of the most significant investments you will ever make, and one of the most intimidating. It's easy for first-time home buyers to become overwhelmed by the numerous options and decisions that must be made in order to climb on the property market. However, there is a lot of assistance available to make the buying process go as smoothly as possible. If you’re interested in buying your first home or investment at Narracan Lakes and have a bunch of unanswered question , please contact our friendly staff today to guide you along the way:
